AUCTION TERMS:

REAL ESTATE; A 20% down payment is due by the purchaser at end of auction. Balance is due on or before 30 days from auction date. The sellers will provide a general warranty deed, preliminary title search and property taxes will be prorated at closing. The purchaser is responsible for all other closing cost. Title insurance is available at the purchaser’s expense. No inspection has been made of the house or the property and it will be SOLD AS IS – WHERE IS with no warranties expressed nor implied. Homes built prior to 1978 may contain lead based paints. In accordance with federal law you have 10 day days prior to the auction to have the home tested using a non-destructive method. Otherwise you will be required to sign a form waving this right.
